A core sample on a low slope commercial roof that illustrates the existing layers of roofing material.

Core Sample

Inspection - A core sample (core cut) is a small, cylindrical section of a roof system that is cut and removed to evaluate the roof’s construction, materials, thickness, and condition – typically on low-slope commercial roofs.

What Are Core Samples For?

Core samples are a diagnostic tool used during roof inspections. By cutting through the membrane, insulation, and all the way down to the roof deck, a core sample can determine the number of roof layers, insulation type and condition, and the presence of structural slope.

A core sample eliminates guesswork. It helps determine what scope of work can be used on the roof, like whether a roof qualifies for a layover or requires full replacement. For property owners, a core sample’s findings directly affect budgeting and the scope of work a repair or replacement might require.

Because core cuts penetrate the waterproofing system, they must be patched with a compatible material after extraction.
