The RoofCare Inspection Process

U

Initial Inspection

Before maintaining your roof, we assess its condition to ensure it can be adequately maintained. If necessary, we propose repairs to restore your roof to a maintainable level.

Ongoing Maintenance

Every six months, our service crew inspects your roof for weak points and what may become weak points. Minor issues, like degraded sealant, are fixed at no cost during bi-annual inspections. Larger repairs are quoted separately with a discount for RoofCare members.

Written Report

After each RoofCare inspection, you will receive a report with:

  • Photos documenting your roof’s condition.
  • Documentation of repairs performed by our service crew.
  • A written condition report with any recommended next steps.
  • Annual service life and budget forecasts to help you plan for the future.

Forecast & Planning

Each report guides the next maintenance cycle. We help you understand what needs attention now, what will be monitored, and what may need to be planned for the future.

…but most importantly:

We manage your roof as a long-term asset so it’s not something you have to manage at all.

More than Maintenance: Full Roof Asset Management

Budget Forecasting

Inspecting your roof is just the start: we help you plan for it. Annual CapEx forecasts allow you to budget proactively.

Bond & Stakeholder Support

We provide reporting that supports internal approvals, capital planning, and long-term facility decisions.

Lifecycle Management

In each report, we determine where your roof is in its service life so you are always informed.

WHAT’S THE DIFFERENCE

Reactive vs. Proactive Roof Maintenance

Two clogged internal drains on a low slope TPO commercial roof have reduced possible drainage area.

Reactive Maintenance

Fix it when it leaks.

  • Leaks, stains, or tenant trigger a call to a roofer.
  • Minor damage has more time to saturate insulation or cause interior damage.
  • Emergency repairs are up to 7x more likely and harder to budget around.
  • Can cost 3-9x more than planned maintenance over the course of the roof’s life.
  • Roof life is shortened when water intrusion goes unnoticed.

Lower commitment, higher risk.

Proactive Maintenance

Inspect and maintain to prevent problems from escalating.

  • Scheduled inspections help identify issues before they cause interior damage.
  • Vulnerable areas, such as pitch pockets, pipes, and membrane tears are re-sealed as needed.
  • Maintenance reduces emergency repairs and stabilizes annual budgeting.
  • A maintained membrane roof has an extended roof life compared with an unmaintained roof.
  • Documentation sustains the roof’s warranty.

Predictable cost, longer roof life.

3-9x

Reactive maintenance can be significantly more expensive than proactive maintenance over time.
