How Do I Choose the Right Roofing Contractor?

You notice that your roof is not in the best shape. Maybe you spot some missing shingles, or you have a leak causing  water spots on your ceiling. What do you do? Google “roofing” right? Sure, you can do that, but how do you know which roofing contractor is right for you?

Contractors in general have gotten a bad rap for as long as we can remember. Whether it was a friend, neighbor, family member, or yourself, we all know someone who has had an unpleasant experience with a contractor. What can you do to better prepare yourself to choose the right person for the job? Here are a few key factors to consider when choosing the right contractor for you:

Insurance is mandatory

Make sure that your contractor has General Liability and Worker’s Compensation insurance. You want to be confident knowing that no matter what happens, your contractor is covered and so is your project! If you aren’t sure, request a copy of their insurance. They should have no problem in providing this to you.

Choose a LOCAL contractor

You want someone who has an established business and operates in your area. Using a contractor that has experience and is well-known in your community is a solid choice. Most quality contractors offer a 2 to 5  year workmanship warranty. In case something happens during that warranty period, you want someone who can tend to your issue in a timely manner. The warranty is only as good as the reputation and the longevity of the roofing company. Another useful tip: Read Reviews. Go on websites like Angie’s List, Better Business Bureau, and Facebook and read customer reviews. Google reviews are also helpful in getting to know your contractor through their past customers’ experiences.

Price isn’t everything

The cheapest bid is not always the best choice. When you use Joe Schmo with a pick-up truck as your contractor, you might end up paying more in the long run for costly mistakes. Never choose a contractor solely off price. He may also not have the proper insurance to do the job. In the end, you get what you pay for. Not all contractors are created equal. You want someone who has your best interest and quality in mind in charge of your project.

When you choose an established, reputable, roofing contractor you can be confident that they are properly insured and will be there to do any necessary repairs that may need to be done down the road. Having someone who can back up their work is key. You want the job done right the first time.

Get it in writing

Make sure that you have gone over the job details with your roofing contractor. You want to be clear on what you are paying for and the work that is being done. Get a detailed contract signed by both you and the roofing contractor, listing out what all will be done and the cost of your job. Discuss the form of payment before starting the project and how much you will be paying when everything is complete. Ask how long the job will take and when it will be started. Make sure you are satisfied when the work is completed.

Communication is KEY

Did your roofing contractor return your phone calls? Did they provide you with the appropriate documents when they said they would? Did they follow through? All your answers should be yes to these questions. If they are not, you need to voice your concerns to the company’s representative. If the communication improves, then you are on the right track. If not, then walk away and find a contractor who is willing to be there for you on your roofing project. This may reflect how they conduct business.

Deciding on a contractor to replace your roof is an incredibly important decision. Find a company that you can trust, who listens to your needs, and follows through. You want to know that who you have entrusted with your project has your best interest in mind. This is your house, your project, and your financial investment and it should not be taken lightly.
